Rents in Santiago depend on the district more than on anything else: a survey of asking rents by the property firm PROurbe puts the wealthy eastern districts at 0.38 to 0.42 UF per square metre a month, against about 0.2 UF in districts such as Recoleta and La Cisterna. A 50 m² flat in the east therefore costs roughly 19 to 21 UF a month, about US$800 to US$890. The UF is Chile’s inflation-indexed unit, and most eastern leases are written in it.

Santiago has no single rent. The eastern districts, among them Vitacura, Lo Barnechea and Las Condes, charge the most. PROurbe Gestión Inmobiliaria, a Chilean property-management firm, surveyed asking rents in the rental listings of the 15 communes with the most supply. It found 0.38 to 0.42 UF per square metre a month in the eastern communes. In Recoleta, Estación Central and La Cisterna the figure was about 0.2 UF.
To turn that into a monthly figure, multiply by the size of the flat. We did the arithmetic at the UF value of 11 October 2026, 41,141.53 pesos. These are our estimates from PROurbe’s per-metre figures, not quoted listings.

UF or Pesos: Which Districts Use Which
The UF, or Unidad de Fomento, is a unit that rises with inflation, so a rent written in UF keeps its value. PROurbe found that UF dominates the east: 98% of the rental listings in Vitacura, 95% in Lo Barnechea and 89% in Las Condes were priced in UF. The higher the property value, the more likely UF is used.
Elsewhere pesos rule. PROurbe found 100% peso listings in Recoleta, Estación Central and La Cisterna, 98% in Quinta Normal, 96% in Santiago Centro and 95% in Maipú. Ñuñoa is split, with 50% in each. The findings were reported by BioBioChile on 8 April 2026 and by Radio Agricultura.

Deposit and Eviction: What the Law Says
Law 18.101 is the main law on urban leases. We found no cap on the security deposit (garantía) in its current text, so the amount is a matter for the contract. Write down how much you paid, what the landlord may deduct, such as damage beyond normal wear and unpaid rent or bills, and by when the money comes back.
Landlords also have a faster route to recover a property. Law 21.461, known as “Devuélveme mi casa” (Give me back my house), was published on 30 June 2022. It amended Law 18.101 and added a quick procedure to collect unpaid rent and a measure for early return of the property. In the new rent-collection procedure, a tenant has 10 days to pay or object, and an order to leave then follows within a further period of up to 10 days from the final ruling. The early-return measure applies when the tenant has damaged the property or left it unusable. The practical lesson is simple: pay on time and keep receipts.
What to Check Before You Sign
Currency and indexation. Ask whether the rent is in UF or pesos. In UF, the dollar value of your rent moves with inflation and the exchange rate. In pesos, it moves only with the exchange rate until the contract allows an increase.
What the fee covers. Ask whether the monthly building fee is included, and which utilities you pay.
Deposit and return. Put the deposit amount, the permitted deductions and the return deadline in writing. Photograph the flat and list the furniture on the day you move in.
Documents. Ask the broker early which identity and income documents the landlord requires, because requirements differ between landlords.
Term and exit. Write down the lease length, the notice you must give and what happens if you leave early.

The Downsides
A UF lease means a rent you cannot fix in pesos. If inflation rises, so does your bill, and if you earn in dollars a weaker peso can offset that. Rents in the wealthy east are also high compared with the rest of the city, and moving in costs several months of rent at once.
The data is thin, too. We rely on a single survey of listings from a property-management firm, reported in the press, and we found no official rent statistic for Santiago. Treat the numbers as a guide and compare current listings before you decide.
What It Means for You
If you earn dollars, a flat in the east at about US$800 to US$900 for 50 m² is a realistic starting budget, and cheaper districts can halve it. Decide first whether you accept UF indexation. Ask for the contract in advance, check the deposit and the fee, and budget for the move-in costs on top of the first month.
